Take Advantage of the Downed Economy and housing market now!!

Despite the fact that the economy seems to be a never ending up and down whirlwind these days there are strategies that will allow anyone even with just a little bit of money to make a profit out of the downed economy, the downed housing market and even the wild ride in  stock markets (I am not a licensed stock broker so I have no professional advice on that for you, and would recommend talking with a qualified stock broker should you choose to invest that way).

However, I do consult with a hedge fund company that will remain nameless for confidentiality purposes on a monthly basis giving them advise on the real estate market and trending. I also have worked with the local ABC 15 news here in Arizona on several occasions regarding hot real estate topics.

Why do I start this blog out with that background? Well, partly to express my credentials as a professional, that other professionals look to me when they need the advice of someone in the trenches each day out there pounding the pavement working real estate deals from every angle, Bank owned, Short sales, regular re-sales, new builds (one of which I was the preferred agent for anyone with a home to sell before they could buy for over 3 years as the contingency realtor) They relied on my professional expertise to get the home sold the the buyer could then close on the new construction home.

What I have learned is despite the situation, there is always a way to profit in any market up or down, I personally made over 700k buying and selling homes in 2005-2006. I am currently looking at investing much of what is left over after paying the capital gains taxes on that into the current market. Why? Because based on the number of people losing their homes each month, they need a place to live, I can buy a home for 70-90k and rent it for 900-1000 do the math that is a higher return than you can get anywhere right now, trust me I own Altria group stock at a dollar cost average that pays me a quartely dividend of about 7% not bad, but when you look at the pricing of real estate and the returns that can be generated from it right now, it may be one of the best times in history. Many of the homes on the market are priced back to where they were in the mid to late 90's through out the valley. There are incredible deals out in the market, yes they will require some work, but even with the work they can still return a minimum of 8,9 10% on the investment if you can deal in cash. Taking out a mortgage will reduce returns.

If you are looking to take advantage of this market to really seize the opportunity to make the best out of what is happening don't wait much longer. Look into buying real estate through a self directed IRA etc.

Wachovia and other short sales getting easier! We will do everything we can to eliminate the stress involved, including take your CALLS!

Desitresstressed homeowners, espcially those of you with Wachovia mortgages or Wells Fargo, Indy Mac Nationstar and others besides B of A. We are having great luck in geting short sales approved and there are incentives for you as the home owner to do them. Anywhere from $2500 to I am have seen as much as $5000 though none is guaranteed EVER! Each deal is different and some banks participate in the government sponsored prgorams that allow you moving costs. We are in the market day in and day out. I encourage you to try us and then try one of my competiton, I can almost guarantee you that your response time from me is going to be reduced significantyly when compared with other agents. While yes, I am busy busy with buyers and seller everyday, I have a back office team that helps me run like a well oiled machine so that we can provide you with the best service possible. I spent hours on the phone today trying to track down a Realtor (Sad that she even calls hereself that) because her voicmail says for fastest response email me or text me...24 hours later I finally got her reply. It is ridiculouse. When you list your home short sale with me, you get me and my back office staff, Partners in the ultimate goal, Buyers agents and other listings agnets all of us deal with different bank owned accouts but one thing is the same I manage to get a lot more done because I am the marketing brains in the business, that is why ABC calls me so often. I actually anwer my phone, not after 6 or 7 unless it is a major emergency, chances are there is nothing that can be done anyway the banks are closed noone else is answering their phones etc. But in the middle of the day when we all know that we live life through our phones, they are almost a part of our bodies now, we would be lost without them. Most people just hit ignore then text back. That is great if it is just a quick question but there are times when you just need to have a quick 5 minute conversation! We strive to answer all calls in reasonable situations, obviously if I am with clients I am giving them my attention, I would do the same for you. But I return calls the same day they come in. I cannot speak on behalf of my competition. Try it call me one day and call another agent one day see who gets back to you first! I challenge you to. East Valley Builders offering Great Deals!

If you are in the market for a new home, whether you want to start it from the ground up and customize it to your perfect taste, or just don't want to buy a home that has never been lived in before by anyone else. Builders throughout the Valley are offering some great pricing, good incentives on both spec and ready to build homes. Throughout Chandler right now there are approximately 58 models to choose from with prices starting at just $147,970 up to $529,900. Square footage varies from builder to builder as does standard features of each home and the cost of upgrades. There are also Approximately 89 Spec homes in Chandler with prices ranging from $169970 to $840,738. These homes will for the most part have all the interior upgrades done but some will allow for the buyer to choose and select flooring and maybe even cabinets and counter tops. Gilbert has approximately 153 model homes with priced ranging from $136,600 to $358,990. Again standard features and customized options will vary from builder to builder and will be in addition to the base price of the home. On average a buyer building new can expect to spend anywhere from 10 to 20 percent of the base price of the home on upgrades depending on personal preferences and taste. There are approximately 174 spec homes in Gilbert with price3s ranging from $144,535 to $545,000. These homes may also allow the buyer to customize flooring, cabinets and countertops or may be completely finished and move in ready. Mesa has approximately 68 models with prices starting at $119,900 to $534,950. Standard features vary from builder to builder as they do in Chandler and Gilbert as do the prices of the upgrades and what options are available. Some builders allow more customization than others. There are approximately 75 Spec homes ranging in price from $163,990 to $379,000. Again some may allow the buyer to choose upgrades and other will be move in ready. Queen Creek has only about 19 models and 22 spec homes. Most of the builders in queen creek cannot compete with current pricing of bank owned homes to make a profit and have therefore either stopped building and are just sitting on the land they own, or are looking at selling it off to other builders. For information on Resale homes in Queen Creek you may use this easy quick search right from MLS: http://link.flexmls.com/rgl6sbnw429,12 It will allow you to customize a search, save it and set up auto updates to notify you when new homes come on the market that meet your specific criteria. Despite the myth that Tempe has no more residential land left there is one Builder in close out phase that has homes for sale in the area prices range from $245,990 to 284,990. They have 4 models to chose from and 12 Spec homes that range in price from $255,603 to 413,950. Foreclosure pricing: As low as $136,600 base prices, you can build new there are over 159 models in Gilbert that will allow you to start from scratch, select your interior colors and designs, or you can buy a spec that is ready to close typically in 45-46 days. There are currently over 170 spec homes available in the Gilbert area. There is no significant advantage of going to deal with the builders sales agent direct. Our commissions are built into the prices and we can typically negotiate better incentives than you can on your own. Builders agent may tell you differently but it is not true. So if you go, go with a realtor, have your own representation that can guide you through the contract and process, trust me the agent behind the desk works for the builder and their job is to make as much money for the builder as possible. May 31st Updated real estate statistics and market information

Based on feedback from several avid realty times readers, I am making an effort to provide more up to date information and keep it up to date on a more regular basis, as a professional Realtor in the market, I feel I owe it to those of you that are consistenly looking for accurate market conditions to provide that information to you as often as possible. Queen Creek updated statistics: Updated May 31, 2010529 Active homes for sale, 343 Pending close of escrow, 252 Under contract with contingencies to close, 214 closed in May. Average closed price was $153,487. The average list to sales price ratio was 98%, Average marketing time of the closed sales was 75 days on the market. For overall market statistics keep reading.

In the most recent statistics update search and market analysis of the Arizona MLS as of May 31, 2010. Inventory is on a slow rise while pending sales and sales with contingencies continue to slowly decline. The preliminary estimate of closed sales for May is 8,392 and may adjust slightly higher or lower the first few days of May at which time I will be sure to update the number here to provide accurate nubers and information. April closings were slightly higher at 9,241, though I do expect to see a higher number of closings in June as a result of all the tax credit buyers that must close to meet the deadline of June 30th.

For a complete comparison of April to May numbers, read my April/May statistics blog on Trulia.com. As of 5/31/2010, Currently the active inventory of homes in the MLS for sale is at 33,528. The pending sales are at 13,041. Homes under contract with contingencies which make up a good portion of the homes that are contingent on short sale approval are at 7,880. And the closed sales for May again 8,392. The average closed sales price for May (which is not the median price) was $178,593 with an average days on the market of 95 and the list to sale price close ratio was 98%

Of the above numbers Bank/Lender/or corporate owned homes make up 5,343 of the active inventory, 4056 of the pending inventory, 244 of the homes under contract with contingencies, and 3,255 of the closed homes for May. The average closed sales price of these homes was lower at just $134,449 with an average days on the market of 74 and a list to sale price closed ratio of just under 100%. This is an indicator that homes that fall into the lender and bank owned category for the most part are selling at or above thier asking prices.

Of the total numbers Short Sale and preforeclosure properties make up 9041 of the active inventory, 4351 of the pending inventory, 7497 of the homes under contract with contingencies, and accounted for 1,722 of the closed sales for May at an average closed sales price of $163,319 with a list to sale ratio of approximately 98% and an average days on the market of 140.

March Update

Just over one more month to find and have an accepted offer on a home to qualify for the $8000 first time home buyer tax credit that was extended in December 2009, or the $6500 second time move up home buyer that was added in December of 2009. Remember on the move up buyer credit, the value of the home does not have to be higher, the home has to be larger. All buyers that want to take advantage of these tax credit options must have an accepted contract by the end of April and Close by the end of June. Call me for more details.

With that said, the truth in the market is the Bank owned inventory and number of bank owned homes closing each month is dropping what does this mean? Well Bank owned homes use to make up between 60 and 80% of the sold homes. Now we are seeing a shift to more like 40 to 50% being bank owned and we are seeing more short sales getting approved and closing, this means that the banks are putting systems in place to get short sales approved in less time with less hassle, however, if you are either a buyer or seller, you need an experienced Realtor to represent you who knows, and has been working the short sale industry, not a novice or new agent. We have been doing short sales since 2003 before they became such a trend as the market shifted with lowered home values. Statistical market update as of March 22nd there are 37,056 homes for sale in the Arizona MLS, there are currently 13,652 pending sales, 7505 Under contract with contingencies, and 6424 closed in February.
Of these numbers 5,184 of the active inventory account for lender owned homes and 2,667 of the solds were bank owned.

I think most Realtors in Arizona will agree that we are at or near the bottom of the housing market price drops in most areas throughout the Phoenix Metro area. It appears as though the banks have wised up and are releasing their inventory slowly this way they are actually getting higher prices as they go, because of the interest created in the Bank owned homes! A quick note and thought to buyers, if you are using sites like realtor.com, homes,com, zillow.com etc to find homes that are available, by the time you call on them they may already be sold! Why? These are all IDX sites, Internet data exchange sites that require updating that can take 3 to 5 days on average. Not only that but when a home is in pending status in our mls, it still shows up as active on these sites. So the best way to get the most up to date and accurate information is to register with a realtor and get updated listings sent directly to you from the MLS as they are updated in real time and daily, this doesn't mean however that you will be the first one to see it. I think most Realtors in Arizona will agree that we are at or near the bottom of the housing market price drops in most areas throughout the Phoenix Metro area. A quick note and thought to buyers, if you are using sites like realtor.com, homes,com, zillow.com etc to find homes that are available, by the time you call on them they may already be sold! Why? These are all IDX sites, Internet data exchange sites that require updating that can take 3 to 5 days on average. Not only that but when a home is in pending status in our mls, it still shows up as active on these sites. So the best way to get the most up to date and accurate information is to register with a realtor and get updated listings sent directly to you from the MLS as they are updated in real time and daily, this doesn't mean however that you will be the first one to see it.
